If you’ve been to different parts in Australia, you would have noticed there are different names for the beer glasses.

There is Pony, Butcher, Schooner, Pint, Pot, Middy, Five, Six or Seven and a Jug. Then there is a Red Can, a Green Can, a White Can and a Yellow Can all refering to local brews in the country.

With the introduction of the new glass, the Southern Cross Beer Glass there can now added another name to the list, a “transfer”. Transferring your beer bottle which holds 375 ml into “The Australian” leaves room for a nice head of foam.

With an unprecedented wealth in Australia during the reign of John Howard and the Liberal party there has been a demand for some upmarket products in the wine and beer market and as a response to this a company on the Gold Coast has introduced The Australian Beer Glass . The glass is made with 24 PbO crystal hand cut and etched by master craftsmen. It measures 180 x 72mm and holds 390ml. It is marketed as a suitable gift for him.

The Constellation of Southern Cross is etched at the front of the glass with the big Australia star in the background depicting the Commonwealth of Australia.

TIC - How is the Real Estate Community Involved?

With the demand of prime properties worldwide, real estate communities are boasting of profits and capital gains when it comes to their acquired real estate. But despite the knowledge of these investors in the business, there is a way to consolidate as many properties as they can to maximize their profits.

Tenancy in Common or TIC allows the real estate community to share an ownership of a certain property with two or more people. The individual’s share may depend on how much they invested on the property upon its acquisition, as stipulated in the deed, will or title for the joint venture.

Advantages of TIC for the Real Estate Community

Real estate community can highly profit from tenancy in common. By partly investing on one property with another investor, the person may allocate their money to other investments which allows them to double their total earnings, rather than sticking with one real estate alone.

Also, the law states that those who are into TIC should equally contribute to payments of expenses depending on the percentage of their shares - this includes expenses such as rent, services (lights, water and communication), and so on. Though repair and construction responsibilities are not shared, but depend on the co-owners who wish to have them done. This allows each individual in the real estate community to lessen their cost of expense which gives them more flexibility in managing their finances.

Real Estate Community Concerns

Though most big-time real estate community investors deal with property acquisition on their own, the main concern however is still on the profit to be had on the venture. Commercial investors on real estate will not dish out any money for the property if there is no profit or capital gains to be had - the risk is just too much for one person to handle on their own.

Right of survivorship doesn’t exist in a TIC agreement. In other words, the share of the property or estate will be passed on as inheritance to the heir as stated on the will or any legal documents pertaining to the joint venture. In this case, the risk of losing the share of the real estate acquired will be lessened, or face legal sanctions as dictated by the Court.

But with TIC, the risks are divided according to the number of individuals in the joint venture. If one of the party wishes to “destroy” the tenancy in common, they can do so in two ways: 1) the party can obtain a “partition of the property” which will divide the land into distinctively owned lots, if permitted by the State; and 2) the Court may decide to force a sale of the property and divide the proceeds according to the percentage of each individuals’ investment.

Negotiations of the price could come after you have settled on a fix price for your property. However appraisals, using comparable estimation, are not really an exact science.

Sometimes it is best to seek the help of a professional appraiser to ask how much your house is worth. This can be helpful if a prospective buyer doubts your estimation and can alienate doubt of the real market value. When consulting an appraiser, tell them about the renovations you made and the added fixtures you’ve added to make the price more suitable for you.

The Appeal Donny and Marie Osmond Has For Classic Television Viewers

Long time fans and even a new generation of Osmond fans were not surprised that Marie Osmond did so well on “Dancing with the Stars.” Great talent, hard work, and determination in the face of hardships and crisis are what we have come to expect from Marie, Donnie, and the entire Osmond clan over the years. This was evident in all the Osmond children even from the youngest of age, and Donny and Marie have credited their parents for instilling this in them many times in interviews.

The Osmond family celebrates a momentous achievement this year along with throngs of fans young and old with fifty years of entertainment that has been forever captured on TV, film and now on DVD’s so that generations from now can watch and be entertained just as we have been all these years by the mega-talented Donny and Marie Osmond.

Donny and Marie were clean-cut kids, with strong, religious, caring parents that kept all of the Osmond children well grounded. But they were a little bit Country and a little bit Rock and Roll, and very “cool” as far as kids were concerned. The Donnie and Marie show was a variety show originally aired on ABC from 1976-1979.

Donny and Marie had already made names for themselves in the music industry prior to the airing of their variety show. Donny and his brothers sang together as The Osmonds. While Marie had a #1 hit song on the billboard charts, (one of the youngest singers to achieve this) titled Paper Roses in 1973.

Donny and Marie are certainly the embodiment of true classic television stars. But they have also been able to maintain their popularity even as the face of television has changed so much since the late 70’s. The tapings of the Donny and Marie variety show could have been hidden away in forgotten vaults along with other classic TV shows like I Love Lucy, The Andy Griffin Show, Happy Days, The Carol Burnet Show, and other truly wonderfully entertaining classic TV shows.

Thankfully, someone had the foresight to bring these classic TV shows out from their dark vaults and run them again for a new generation of kids to fall in love with and an older generation to enjoy the shows that were such a part of the culture of our time back then. There is something comforting about re-living the experiences of our youth as we watch reruns of our favorite classic TV shows. It is nice too, sharing these fond favorites with children and grandchildren and discovering that there is no gender gap when it comes to enjoying wholesome classic television shows together. DVDs have become a popular medium for watching movies and special episode series of our favorite television shows. Keeping up with changing times, many of our favorite classic tv shows are now being digitally re-mastered onto DVDs for crisp, clear picture and sound formats to allow us to relive the magic those classic television shows created for us then and continue to as we watch them again.

The Donny and Marie Variety Show is now available on DVD and the Osmonds have been creating magic, entertainment, and a fascination with everything Osmond for fifty years. One secret to their longevity is the absolute humbleness they display even with the celebrity stature they have gained over the years. They have also always been very open in sharing not just their successes and triumphs but the hardships as well. For instance, Donny and Marie openly share sadness about two of the elder Osmond brothers being deaf, and how hard it must be for them to be a part of a singing family and not be able to hear the singing. Donny and Marie and the Osmond family showed strength and determination, even in crisis and hard times. There strength as a family became even clearer this past year when Donny, Marie and 125 other Osmonds appeared on the Oprah show just days after their father, George Osmond, died.

1. Try jogging in place for five minutes, then start running for five minute, and then slow it back down to a jog for five more minutes. This is a great soccer endurance exercise that makes you stronger and last longer as well.

2. Do a full body squat and use your entire weight when doing so.

3. Try doing 40 press-ups in one minute, and 40 squat thrusts the next minute. This is a great soccer strength training exercise you should do daily. Try doing if six days straight and taking a couple days off then resuming it.

4. Try to curl and six-tenths of your body weight daily. This can really aid you in building your soccer stamina.

The key to developing stamina you need to play soccer is to try doing complete rounds of certain activities at an intensified level for certain periods of time. This will allow your body to get in the best possible soccer shape and increase your endurance as well. The ability to go for long periods of time is endurance and this is essential for being successful at soccer.

So, go ahead and sign up for that soccer team, after you’ve tried the above strength training exercises to make you a great player. By building your strength and your stamina you can increase your endurance, and these are imperative when you are interested in becoming the best soccer player any team could possibly desire to have.

Thailand Land Title Deeds and Ownership Rights

Thailand’s Land Title Deeds And Ownership Rights? There are generally five types of Land Title deeds in Thailand that are used as common evidence of land ownership, possession rights, and other interests in land.

Chanot (Nor Sor 4): This land title deed, is registered at the Land Department in the province in which the land is located, it grants the holder of the documents full rights over the land. It is therefore the safest type of title deed. The title deed contains a legal description of the land boundary markers (concrete posts) that are carefully ascertained and referenced by satellite images.

Nor Sor 3 Gor: This land title deed designates ownership of land with fairly certain boundaries, but it is not yet a full land title (chanot). A final official measuring is required by the land department along with the placing of official markers (concrete posts). This type of land title may be sold, transferred, or mortgaged. If the land owner files a request with the Land Department, surveyors from the land department will measure the land; the title may be changed to Chanot.

Nor Sor 3: Although ownership of the land covered in this title is relatively ascertained, the Land Department has never measured or recognized the boundaries. Therefore boundary markers are normally placed by property owners rather than government authorities. Accordingly, the main risk is whether the boundaries and size of the land is accurate. (This has led to many disputes and long drawn out legal process.)

Possessory Right: This is usually an inherited land right proven by tax payments at the local administrative office. It is one of the weakest types of land rights.

Sor Por Kor 4-01: This land title deed is agricultural, usually found in rural areas. Government land is transferred for agricultural purposes to poor families. Residence is allowed on a portion of the land. It is difficult for a non-Thai to obtain an interest in this type of land deed.
